Domestic hot and cold water systems can provide an environment where Legionella bacteria can grow. This can cause Legionnaires’ Disease which is a potentially fatal form of pneumonia caused by inhalation of small droplets of contaminated water containing Legionella bacteria.
The Health and Safety Executive state that “Organisations, or self-employed individuals, who provide residential accommodation or who are responsible for the water system(s) in their premises, are responsible for ensuring that the risk of exposure to Legionella in those premises is properly assessed and controlled. All water systems require Legionnaires Disease Risk Assessment – which they can carry out themselves if they are competent, or employ somebody who is”. Further information can be seen at the HSE FAQ for Landlords.
